We made several offers over the last few years to buy the adjacent house; the offers were via the receiver. The property is a former Ulsterbank Mortgaged property. (Subsequently in hands of a vulture fund).

The original owner (the builder) was doing up the house last year and certain of a deal and that he was getting it back and offering to sell to us.

He hasn't been around since November and the receiver's informed me that there was a change of 'strategy' and the house was now up for sale on BidX1.

It would be ideal to make one decent sized family home.

Our solicitor is saying there's not enough information for between the years 2008 to date and advising against bidding on it.

We will make contact with the former owner and ask if he can add anything; if he is willing to engage with us.

Thoughts welcome.

The legal pack will be on Bidx1. If not, it will be put up before the auction.

If the house is adjacent, then you are probably the best placed to know about it. Maybe get a surveyor to have an external look and give an opinion. If you can get access for a survey, then that's even better. Assuming its a one-off house, check all the planning files.

Solicitors will always be devils advocate, so I'd wouldn't take huge notice unless it was an issue with title.

You will only have 6-7 weeks to complete the purchase if you are the winning bid.
 
We have reviewed the legal pack, survey and planning wise we are fine with, it's the twin of our house.

It's regarding the title in the event of any dispute down the line, as the builder was negotiating a deal to get it back and that fell through.

Yes, solicitor probably covering themselves...
