Price everything in a detail tender document (contract with full spec & all drawings / details).
Builders usually price for standard (cheap) materials and bathroom suites. They price for MDF doors and architrave and skirting while the client might be dreaming of solid oak. Maybe your friends had this experience?
I'm sure they know what the extras are and why they were extras.

To avoid this problem specify everything, every material, every colour, every brand that you intend to use. Leave nothing to chance or misinterpidation / confusion. Proper professionally prepaired documents are very important - do your homework now and decide on everything with your partner prior to tender.
