I was wondering what people think about Honeypark development.
They are currently selling 4 and 5 beds A-rated houses.

Is this family friendly area?


So far I can see
pros:
- really beautiful A-rated newly built houses, with new technologies applied.
- big houses and you can even consider 5-beds as 6-bed and 4-beds and 5-beds as there is a spear bedroom called playroom or a storage.
- cheap to run houses, low energy bills promised.
- good locations in relation to shops access, DART, parks.
- lovely pond onsite and projected playground, sport area, creche.

cons:
- when project is completed this area will be overcrowded, around 800 dwellings planned, so far around 40 houses and 200 apartments (80 social, 120 affordable) .
- semi-detached, center houses, no detached available, if houses are sound-proved, should be no issues.
- no decent parking spaces, very narrow streets onsite with bus route, spaces close to each other.
- no guest parking I spotted.
- lack of front garden/space.
- small back garden for the price quoted.
- unfinished development, which mean for next 2-3 years busy construction site around, dust, and so on. With good sound proof walls and dust free technology, this can be ignored, I believe.
- back garden close to each other, no decent views for most of the 5 beds and some 4 beds, houses facing each other and apartments.

I can drop in a few more lines, but it may be better if some can add to this list.
 
I was up there over the weekend should be very nice when finished , with the park etc. I know what you mean about the parking looks a bit tight but isnt thier some new(ish) law's about the number of spaces u can build per house i remember it being ridiculously low something like less then 2.5 per 5 bed house.


One other plus i think you forgot is that apparently it is set up for ntl's 20 MB broadband and that u do not need a sky dish because it is cabled underground.Which is great because i live locally and internet speeds r a pain.

Just in relation to the DART point, you'd have to get the bus to the DART line, it's a bit of a walk for most people. Though you do have probably the most frequent bus service in Dublin the 46a outside the door.

If you buy a house that's already built i would presume most of the remaining building hassles will be quite separate to you as they are at the very back of that site and across the road.

I think they're still way over-priced and that there's lots better value out there.
 
Went to see the showhouses yesterday, they do look very nice. Do you reckon they are still over priced? They seem to be selling pretty quick. The green are in the middle with the lake etc. is lovely.

Now would it be the estate agent who told you they're selling quickly? What are the current prices? I do think it looks like a very nice estate.

Hi,

Myself and my husband have been up to the development and really like it. We have provisionally picked out a plot. From speaking to the agent he has advised that they are not accepting any offers and all prices are being achieved. I did ask about the price register but was told that VAT is not being shown correctly ... He did confirm all houses have been sold at full price with no offers accepted. Has anyone bought with putting through an offer ??
 
The Property Register figures would (should) exclude 13.5% vat on new property.

Put in the offer and see what happens. The agent will try anything to get the highest price possible.

No budging on price from the agent so have gone for the full amount. Think will be a lovely development when finished. Also, we don't have to pay property tax until 2017.
 
No mention of the service charge which I believe is substantial on this estate. Also with such a large number of units how can payment be enforced? Will the social housing punters be asked to pay?
