Hi,

I am planning to buy a house, from family, which is currently going through probate. It will be a number of months before I can buy the house, however it is not currently occupied and I want to take the opportunity to do some work on the house before I move in, mainly regarding insulation and window replacement.

I would like to claim the VAT back on this work using the Revenue's Home Renovation Incentive (HRI) scheme, however I am not currently the owner of the house and will not be during the period of time some of this work will be done. As I am neither owner nor tenant of the property can I still submit the receipts, to Revenue, for a VAT refund when I purchase the house?

Equally, with regard to the SEAI grants does one have to be an owner of the house when the work is carried out, to claim the SEAI grants, or can this be done retrospectively once ownership is established?
