i am still having trouble locating a website/insurance co. that accepts to insure a residential investment property. no problem with normal home insurance but if property being rented it is a bit more difficult. any information?

most companies will do it but are fussy about the type of tenant they will allow , preferring families/ persons in full time employment which means no students etc. the only co i could find without any restrictions was FBD

If you rent out a couple of rooms ala 'rent a room scheme', but still live there yourself - do the insurance company need to know this?

Note that many house insurance policies allow for rent-a-room tenants within certain limits.
