Has any investor managed to pay off entire mortgage investment property?

Rental yield (based on outstanding mtg) is around 30%. You haven't told us the market value of the property.

What would I do differently?
My plan is to pay it off and then I'll be cash flow positive. Okay I can adjust the duration (remortgage) but the repayments are comfortable.
 
Gross rental income: 24k
Mortgage interest: 3k
Insurance, repairs, fees etc (say): 3k

18k before taxes is good money in my book. Your average person would need to work 4 months in a full time job to make similar.
And you have an asset at the end.
 
One of the key benefits of investing in property is the capacity to utilise leverage. It's surprising to see the elimination of leverage being touted as sound investment management.

In this case, nothing is being done with the leverage. It's just a unnecessary expense. At the start of the investment, leverage allowed the investment to happen.
