HAP payments

Hi,
Just wondering if any other landlord did not get HAP payment this month?
I usually get it last Wednesday of every month, and have been for nearly a year now. Should have got Last Wednesday 25th March. Usually get email with statement re payment, which i never got either.

Contacted tenant and they are not aware of anything, they said they will contact HAP tomorrow to try and find out what is going on.
 
I got mine last Wednesday, and they have always paid on the final Wednesday of the month. If the tenant is not up-to-date with their own HAP support payments, I always get a letter from HAP well in advance. So sounds like technical issue? Email hapcollections <hapcollections@limerick.ie> they always reply in 1-2 days in my experience. Quote your property address and supplier number.

Only thing I could think off is that its a couple with 2 kids and she started a new job at the end of feb... Highly unlikely welfare would cop onto that so quickly, they are a government department afterall :)

So it's not like they cannot be quick, if they want to. Also the rent is paid in arrears for HAP. (Speaking to an agent yesterday their solution to the rent in arrears is to get the deposit and one months rent up front from HAP tenants - so it's never in arrears).

Yes but this was quite obvious cause the tenant didnt pay their share! In my case they did..

Nothing is wrong with the phone.. possibly other than waiting on the line for who knows how long, but he provided email address not phone number :) Do you have the phone number handy/
 
Just called them, my tax certificate had expired.. good to know, have to renew each year...
 
Glad to have been of help Colin. But honestly wouldn't you think HAP, who are desperate for landlords, would contact you and say your cert is out of date and we are giving you a month to sort it.

Supposedly they called me and left a VM, I dont recall any VM.. They could have at least followed up with email / txt / letter...

Ah well that's a different story. So well done HAP. But having said that voice messages are not half as good as an email or letter.

Just out of curiosity, are you near market rent with HAP?

The government have done everything to drive up rents by creating the incompetent RTB to make landlords fearful of entering the market, the government has passed numerous legislation to tie everything up in red tape, to make it impossible to evict, impossible to renovate. The government has not funded social housing. Their current model consists of helping private agencies (charities) build rental stock, the building costs borne by the government, the tenants rents paid by government and the charities having ownership. In case you haven't noticed John, landlords have and are leaving the market. The model is geared to low taxed reits.

Base rent limits for HAP have been the same as almost 10 years ago. They were last changed in July 2016. Market rents up 74% since then (RTB/ESRI Rent Index )

Legally accommodation providers owners must accept them, even if they don't want to.

While caught out in the Far East I met an employee of a city council, we got talking and turned out they had worked in HAP, we exchanged stories of what HAP tenants get up to, but this I did find out, some councils are now paying market rent. Because they have to.
