Have a 3 bed semi detached house in Dublin 8 which has a brick built workshop in garden - it is totally separate from the house with a side entrance. It is there about 25 years and was built without any planning.

Have been thinking of converting it into a granny flat and renting it out as the house itself is rented.

Anyone know if I would get planning for this? does the fact that the workshop has been there set some sort of precedent ?

Anyone done anything like this ??
 
Any building in your garden which is used for residential purposes (even on a part time basis) will require planning permission. The previous workshop arrangement will not influence the situation one way or the other.

creating a second dwelling on the site of 1 dwelling usually doesnt succeed because theres generally not enough space for the ancillary requirements of a dwelling..

ie the second dwelling requires a certain amount of private amenity space, it needs off street car parking areas, it needs access to public road etc...

i wouldnt hold out much hope (but i say that without having seen the site, it could be huge! :) )

yes, good point

this is covered in the original estate layout application....

if this new dwelling constituted a distance further away from a hydrant than is acceptable then it may be refused, or a new hydrant requested.
