Going abroad. Anyone recommend a company to let and manage apt? & related questions.

We are planning to move abroad next year and are going to rent out our apt.

I am wondering can anyone recommend a management company to let and manage the property.

Trying to get a rough figure of how much we may have to sub the mortgage.

We are based in Dublin CC and ODPM manage the complex so was thinking of them.

If anyone has any companies I should stay clear of they are free to pvt message me them.

And are fees anyway negotiable?

Most agencies are negotiable somewhat on their listed fees. I would recommend not to go with the cheapest option. Perhaps check up on a couple of the property portals and see if any agency has a unit in your complex or close by, that might be a good starting point in your search for an agency.
Make sure that who ever you choose to go with use a contract between you and the agency with what services is included and what is not in their let and manage package. (this is called a letter of engagement and is a requirement under the new property services regulation act)
 
Most agencies will manage your property for you if you want.
They will probably quote 10% - 12%.
But rest assured they will all settle for 8%. Do not go above 8%.
 
My advice is not to use a management company if at all possible. Hire a family member instead if you can.

Agree with Bronte, there are some good agents out there its just avoiding the con artists and cowboys that masquerade as professional agents,there are dozens of horror stories on the Landlord site about these wasters,safer bet just find a competent responsible family member.
