Getting my house valued without committing to an EA

Hi there, would really appreciate some advice on how best to get my house valued as I've never done it before (only looked online).

I'm currently renting a house, the tennants were found through an agency who get a finders cut, but don't manage it.

It's bringing in a really poor yield so I want to sell and will offer to the current tennants first, off-market.
How should I go about getting a value? If I ask the sales/letting agency who found the tennants, I'm worried they will try and stake a claim if I am able to sell it to the current tennants privately.

Should I just go to another agency? If the tennants don't want to make an offer it will have to go on the market and I'll probably get the best deal with the agency who rented. If I get it valued by another EA do I have any obligation to them?

Ask any EA for a valuation, pay them for the valuation and that's it, you and the EA have no other ties to each other.
 
ok, thanks, that does sound like a sensible idea.

I live in London, do you have any idea how much I should be paying for a house valuation?
 
I think it's €100 to €125 to get a valuation. Also check on DAFT.ie for similar properties to get more ideas.
 
A couple of years ago, most EA's would not value a house unless the sale went through them (not even for a fee). Hopefully things may have changed.
 
I needed to get the house valued a while back to prove the loan to value percentage had dropped enough to qualify for a lower rate. The bank provided me with a list of valuers they recognised, and I just picked one from the list.
