Freehold Title Purchase on Commercial Property

I have three adjacent commercial properties in an old industrial estate. I have agreed to buy the freehold. However the lawyers on both sides seem to be struggling with the complexities of the conveyancing. Some form of merger of the leases into the freeold is required but the legal time involved is mounting- and terefore so will the cost. does anyone have any experience of this process ?
 
Not enough detail here, but if the other side that is doing the selling is dealying tactics you had better advise them of this. If the delays are from your Solicitor's side, you may be better off asking them are they able to handle the task ?? Surely it is a case of surrendering the leases on the grounds that the freehold purchase is complete. Are the Freeholds / leaseholds owned by a developer or a County Council. If it is the latter, they are incredibly slow.

It is a county council and in the first read of the document they appear to be surrendering the leases. But then futher on they also request that the freehold upholds the covenants in the original leases. I want to get away from the covenants but my lawyer says this does not do so.
Because its a county council they say this is the way they always do it.
