First time Landlord : Any thing againist retired couple ?

Decided to rent my property , eastern European retired couple viewed the appartment and liked it .
Anything againist elder people ?
The obvious question , how can I guarentee the rent ? I informed them I do not accept rent allowance , they seem to be OK with it .
What sort of references I should ask for ?

They had their son with them in the viewing , shall I take reference from their son who is in employment ? .. doesn't look great idea though

I appreciate any advice

I would be quite suspicious about this. My granny (from eastern Europe) has a pension of about 100 euro a month. Are you sure this couple can actually afford the rent?

I would ask them for original bank statements and pension slips showing their income, use x-rates.com or similar to calculate the currency exchange.

I doubt the son's references would do much for you, since his name wouldn't even be on the lease.

If it all looks good I would still talk to a solicitor and ask where you stand legally. If they just pay the first month's rent and the deposit and stop there, where does that leave you?

That's just me, personally I wouldn't have anything against a retired couple, as long as they look after the house and pay the rent, but I'd be very suspicious. Most retired couples have their own houses and don't rent. And most of them don't suddenly leave their own country. Do they even have healthcare in Ireland?
 
Perhaps it is possible to make their son a guarantor on their lease? So that if they don't pay rent, then he can be chased for it?

In the same way as parents may be required to be guarantors for their student children.

If this couple's son lives in Ireland, it is understandable if they want to live in Ireland too:) It is also understandable that they want to rent as they don't have a house in Ireland. Their healthcare in Ireland isn't their landlord's worry.

Not all eastern Europeans are broke, some may be reasonably well off, it is all individual. Also they may be renting out their property in their own country and can pay that as their rent in Ireland. I understand that properties in some of these countries can still be very expensive and the rents relatively high.

Also, maybe you could get them to pay a higher deposit and/or several months' rent in advance? That way you'll have a bit more protection.
 
I don't understand the question nor the replies. Are we to assume that Eastern European older people don't have money, is that it?
 
I'd be suspicious of anyone who wants to come to Ireland and retire because they are clearly not all there up top!

It may be even worse in some other countries:)

Besides, this couple's son is already in Ireland. Some parents will follow their children anywhere!
