extending planning permission?

I secured planning permission on a site in Cork to build a home but due to a change of circumstances I am looking at buying a house elsewhere now. The problem is that the planning permission is only valid for 3 more years and this compromises things. Does anyone know how difficult it is to get planning permission extended? Or how much of the house needs to be completed before planning expires?
 
Usually the house should be completed to roof level with all windows in place. By the way getting the house to this level from acost point of view would be equivalent to approx. one third of the over all cost assuming standard strp foundation construction.

However you may be best advised to put a general query into your co.co. offices just to confirm, as each co.co. may vary.

You should also check with your conditions of planning.
 
Section 42 of the Planning & Development Act allows a Planning Authority to extend the appropriate period if the authority is satisfied in relation to the permission that-

1. Development commenced before the expiration of the appropriate period to be extended,
2. Substantial works were carried out during that period (in most cases a Planning Authority use the 'up to roof level' rule of thumb,
3. The development will be completed within a reasonable time,
4. The application is made prior to the end of the appropriate period.

If you buy a house now, will you be in a financial position to carry out substantial works prior to expiration of the planning permission?
You def don't want to be a situation whereby your permision expires, the development Plan changes and you find you no longer meet development plan criteria to build.
 
Hmm, thanks for the feedback. It's kind of a tough choice. The site is for a house in which I don't intend to live in, but to sell at the most profitbale opportunity. However due to a change in my work location, I'm now pumping rent into a house that I'd possibly be better off buying given house price drops.
