Ending Tenancy and problems with landlord

I apologise in advance if I am posting in the wrong section.

My friend has been renting a house off her landlord for the past two years, this last year she has had a lot of problems with the house with damp, leaking radiator in sitting room, some one broke the glass in the back door (looks like it was shot with a pellet gun it wasn't the only house with the same problem). the house need some repairs to the boiler as it is broken and she is afraid to put it on so they are freezing.
these issues have been brought to the attention of her LL and he has promised and promised to have it fixed arranges for her to be at home so some one can fix the window or boiler and no one shows up.

Her tenancy was up 12 of March so she has verbally told him she is not renewing and is leaving at the end of the month.
now this is were it get really confusing, when she moved in she gave him her deposit of 750
She also paid 1 months rent in advance (750)
But also he got a further 750 off her and told her that she could have her last month free, basically keep her months rent and use it as her deposit for next house.she never got any thing in writing for this.

Now he has told her to keep this months rent and they are all square ! he doesn't owe her any more money, but as long as the house is order her end which it is, after she moves out and house is checked she would still be entitled to some or all of her deposit back?

I'm hoping some one can help me with any information please as to what her rights are!
 
Your friend should contact threshold to get advice on this situation and then approach his/her landlord armed with the advice.
 
Does the landlord acknowledge that he received 2 months deposit (750 X 2) plus one month in advance? Was the money paid all at once? Was it by cheque or cash or bank transfer?
 
Lodge a complaint with the PRTB, or at least tell the landlord that's what you're doing. No change - lodge complaint. Wait 6 months, receive deposit.
 
Hi,

Our landlord has recently asked us to fill out a tenancy form and we have been in the property for 3 years. We found it strange that we had not been registered when we moved in. It has turned out that that the landlord wont let us claim tax relief because they have not been paying tax on the property, We are due almost 2400 euro in tax reclaims and we want our money.
The tenancy form filled out is only back dated to the start of this month 2010 and we have been there since 2007.

Any help or advice would be greatly appreciated. We are buying a house and planning to moce from our rented accomodation in a few months time.
 
I hope you didn't sign it. As regards the landlord not letting you claim rent relief, well, that's not up to him to tell you that. Send in your claim to revenue and let them deal with him on it. That might cause problems between you and your landlord, so probably best be prepared to move out
