Confused again

Hello
I have a small apartment that I purchased over 20 years ago, I lived in the property for 2 years before renting it out. The last tenant lived there for 15 years. They unexpectedly passed away last October and my wife and I decided that it was probably be in our best interest to sell the property.

The apartment was left in bad way, the tenant had become a hoarder, there was mountains of rubbish and personal belongings that had to be disposed of, they had no family that was willing to clear their belongings out. The whole place needed to be deep cleaned and decorated before we could even attempt to put the property on the market All of this work cost us circa of 10k

I am just wondering if any of this expense can be written off against my rental income for last year, even though it was at the end of a tenancy and the property was not returned to the rental market. The apartment has gone sale agreed and we will have CGT to also pay on this sale.

I would welcome any advice
Thank you

I think you could write off those costs against your CGT bill. They are a cost of getting the property ready for sale. You might not have been able to sell it or certainly would have sold it at a lower price if you had left the house in its initial state.

That certainly is an interesting chain of thought and something that I had not thought about because I thought only structural changes to the property where only allowable
