EBS Selfbuild Mortgage/ Self build insurance

Guys,

Has anyone who has a self build policy with EBS, availed of there self build insurance? I have asked them on several occasions what it actually covers and they always give very sketchy answers! It would cost €460 for their policy for self build with an insurance company includes EL & PL insurance it works out at on average €2,100.

Anybody have any feedback on this?
 
Ok just saw the small print on the internet, it only covers fire, flood and storm damage. No public or employers liability so thats out of the question.
