Discrepancy between floor area advertised and reported in BER

Front &back door -€2000/3000 supplied & fitted.7 windows depending on spec about €3500 supplied and fitted.

Both,had a fair few years of renovation experience on our own home & homes of family members.

I'll be tracking this closely - the current SEAI one-stop-shop is no use to me as I can't afford to get all work done in one go to achieve a BER B2. Hopefully I'll qualify for the new scheme, i.e., that it allows piecemeal retrofit work to be done over a longer time frame - I won't hold my breath though! https://www.irishtimes.com/news/pol...ouseholders-1.4795335?localLinksEnabled=false.

Don't think the difference in floorspace matters, chat with your solicitor about it if you have a concern. Literally every document I've seen for different places has discrepancies but usually its 1-3 meters.
To be honest, the only time this would actually matter is if you were looking for retention PP on an older apartment that was built or converted before larger sizes were stipulated. For a house it wouldn't matter hugely.
