Discount Apartments

I'm investigating the opportunities in offering investors discount properties from developments in Ireland. This is similar to the practise used by developers in the UK where they release 10+ units off plan at 15-20% discount.

Is this something that would be of value to investors or can serious investors negotiate discounts themselves?

Would appreciate all opinions.

An alternative way of looking at this is that they sell units to the retail investor at a c. 18%-25% premium!
