Delays Closing After Mortgage Draw-down

Hi All,

A long story short - we have been trying to complete a really standard house purchase for the last twenty weeks. We've experienced constant delay after delay from the vendors side. Finally, we received signed contracts back from the vendor in December, with a closing within four weeks clause. There were other pieces of information required for tile certification which held up our solicitor from drawing down the mortgage until last week. Our solicitor received funds from our bank on Monday, and it was my understanding that we could then expect closing and keys within 1-2 days.

We're now finding out that there is still documentation required from the vendor which he has not signed or returned, and we are looking at at least another week before we can close and get keys.

Is there any compensation we can seek from the vendor? They are delaying closing, we are accruing interest on a mortgage with no house, and it's not anything within our control that can resolve it.

Any advice appreciated.
 
Your solicitor can also threaten or even follow through with specific action proceedings. That should focus the vendor's mind.
