Aside from the prof fee + vat, what are the currently outlay costs?

Broken down if possible.
 
That's like asking a member of the magic circle to reveal how their tricks are done.
 
Some other costs to factor in (exc prof. fee)

Selling:

Taking up title deeds from your bank c.€75.

If you are selling an apartment it will be necessary to get certain information from the management company. They charge in the region of €246.00 incl. VAT for that.


discharge of the mortgage (when it has been paid off) €50.00


statutory declarations- typically €40.00.

Purchase

Under the most recent budget stamp duty of 1% is payable on all properties less than €1,000,000.00 in value. As a result you will have to budget for stamp duty at that rate.


Outlays:

1. Closing judgment, bankruptcy & Registry of Deeds/Land Registry searches (These searches are conducted against you and the property to establish that the vendor is in fact the registered owner of the house and that there are no judgments against you or the vendor).c. €130.00


2. Pre-contract planning search - €75.00 (only if the property is in Dublin. If in Kildare, for example, or Meath this would be nearer to €130.00)


3. Fees to be paid to commissioner for oaths for swearing family home declaration(s) - €20.00


Title registration:
There are two systems of title registration in Ireland, namely Registry of Deeds and Land Registry. Your title to the property will be registered in one or the other.
If the title to the house was formerly registered in the Registry of Deeds (which now must be registered in the Land Registry) then the registration fees are only €110.00.

If it is not it will cost anything up to €650.00 and beyond (That covers the costs of registering the deed to you, the deed of mortgage and a certified copy of the Land Registry folio showing the mortgage duly registered – all required by your bank).
