Cost to renovate 3 bed semi d (Cork City)

I'm looking at a 1930s 3 bed semi d in Cork City. It needs a lot of work - rewiring plumbing/central heating, new windows/doors and new bathroom/kitchen plus plastering. I'd also like to convert the attic. Could anyone give me a ballpark figure of what this work would be likely to cost. The cost would influence how much I'd be prepared to offer for the property.
 
Look at the difference in asking price for the house you are looking at and one that's done up already. Your renovation should cost a bit more than that.

It also depends on how fancy you want it. Kitchen could be from 2K from DIY store and fitted yourself to 20k from a kitchen supplier with fancy appliances.

My ballpark for all this work to a reasonable standard would be between 80 and 100k.
I did a rough estimate a few years ago when I was considering a similar move.
That was for the work you described, some more insulation etc, knocking kitchen and diner together.
I was not planning on doing any of the work myself except some painting and gardening.

I decided against it as it would have taken years for me to complete and I was no sure I would be in the same area for that long. Went with a modern house instead.
No regrets.

Did you undertake the renovation of the 3 bed semi d after? I was wondering what kind of costs you incurred in the end if you did?
 
have got a price for renovating my family home in the west,which is much the same as yours. the house is circa 100 years old with an 1970's extension with flat roof.it is been rewired, plumbed, plastered, insulated, re roofed, windows internal and external doors.bathroom is been repositioned.new stairs is been installed as the current one does not meet modern regulation.all this been done for 63,000 including vat. am employing a builder who has been building since he left school and took over fathers company. was established pre the boom and has good reputation. the house is not occupied and he estimates work will take three months

in relation to the attic this can proove costly,you will need archetict cert if you convert if you ever intend to sell and it does depend on attic space
 
Thanks for that rosemartin, very helpful! We are looking at a 3 bed semi d house at the moment and trying to come up with a worst case budget for the works! It will need new central heating, re wiring, presumable replumbing and insulation, new kitchen and bathroom, plastering etc. It might be too much to take on, we'll have to have more discussions!
