Cost of building second storey

Have an extension, roughly 4m x 5m on back of house. Walls are structurally sound to build on an extra storey. Want to build up one storey and then put back on an apex, slate roof (recycle current tiles). Any idea of approximate price in County Dublin? Thank you.

For a basic quality of finish, I would say...

4mx5m=20m2 => 215 sq ft x €175/sq ft = €37,625.00 + Vat @ 13.5% = €42,704.38

Say €40-45K

It's not just the walls you have to worry about, it's the foundations. Have you have investigative work carried out?

You'll need to have a structural engineer involved in assessing the foundations and current structure, and most likely to supervise as you'll probably be tieing in to two different structures (existing extension and original house). It's a very risky one to undertake without professional advice (and someone else's professional indemnity insurance).

It's certainly not impossible, but I'd suggest you allow about €10k for investigation and supervision on top of the build cost.
