Converting garage to home office

I am a photographer and finding it really hard to find a good commercial space to buy that is suitable. So, I have decided to convert my side garage attached to my house to a studio space. Firstly it has its own entrance so it would be separate to my house and I can then keep my home and work life away from each other (peace!!!!!!)

Is the renovation of the garage to an office a legitimate expense that I can write off through my business? It will solely be used for work.

What you're proposing there is considered a material change in use, and would require planning permission.

It may cause other complications down the line also if you ever go to sell.
 
Planning as Leo says, insurance, business rates, loss of CGT on PPR.

None of these are necessarily things that will prevent you, but you would need to be aware of how you will deal with them all.

And Ireland is said to be one of the easiest countries in the world to do business. !!
