Contracting and second property

Bit of a mixed bag here, hopefully I'm in the right section!


I'm currently a PAYE employee, and am considering moving into long term contracting. I was contracting in 2014, and only went PAYE to facilitate our mortgage application.


Currently based in our primary residence in Wexford, and we own an apartment which is rented out in Dublin. All taxes are up to date on the rental. We had decided to sell the property, and issued the tenant notice. Tenant is due to move out end of February.


Given its highly likely I'll be contracting in Dublin, I'd like to use the apartment as a base, and possibly rent out a room. I'll also use the apartment as a home office during the week.


  • Is it ok to do this, given we informed the tenant we planned to sell?
  • Can I rent out a room under the rent a room scheme, if I plan to be there 5 days a week? Not sure how the apartment would be classified, principal or secondary residence?
  • Any other considerations I need to take into account?
