Hi
Does anyone know what the consequences of not submitting a commencement notice to the local authority before starting to build a new home. Have paid the "Service charge" the Local Authority for water, road etc.
would be very grateful for replies
thanks

We forgot to submit ours - and it was probably after the foundations were in and most of the walls built when we sent it in. It depends on the local council I suppose - but it had no effect on us (the house is built and we are in it a year now). It might be more relevant for larger developments?

Thanks for that. We are fairly well on with the roof etc on and realised we hadnt sent it in. It is a single unit build, so hopefully it will be okay

its like all forms of planning in Ireland, no proper enforcement ensues after you get permission .

none... just sent it now with the money (i think i was €25 or €35 in our case and we were 11 months late).

They are interested in
1- the fact that work will be carried out within 5 years (?) of permission, and your project seems to meet that
2- the moneeeeeyyyy....
