Understand situation with colleague as follows:

Bought house with partner in 2012 - mortgage c. 100k - registered with Land Reg for only one partner, but mortgage taken out in 2 names.

They bought a 'shell' house and undertook works to make a home- now valued 200k.

Mortgage repayable 90k today

They wonder what to do to confirm 50:50 on investment

What legal, etc required?
 
If you rephrase that, as appropriate, it might be easier to comment.

Call them A and B.

For some reason, A and B, bought a house in A's name only but both are on, and liable for, the mortgage

Or

Unbeknownst to B, the house they bought together is held in A's sole name.

There is/was some reason for it.

If they want to regularise it, A should transfer half the property to B and both can pay any stamp duty, CAT or CGT due.
