closing date keeps changing ?

Buying a house at present. The vendor keeps changing the closing date as the house he is buying is not ready for occupation. Is there anything I can do? I have signed contracts and paid the 10% down.
 
Solicitor says can issue 30 day ultimatum but by that stage the closing will probably happen.
 
No theres nothing else you can do= but do ask your solicitor to issue the closing notice- at least it will ensure you close by then, or if not the vendor will pay a heavy penalty in interest etc
 
Has anybody out there ever either paid or successfully enforced one of these penalties?
