Claiming Mortgage Interest Relief after house move

I've a query on claiming mtg interest relief after a sale/ move.

In 2022 I paid interest on my home mortgage. I sold this house mid 2023 and purchased a new home three months later in 2023.

I have queried making a pro-rata claim for mortgage interest for 2023 and full claim for 2024 & 2025 from Revenue.

'Mortgage interest relief is only claimable in respect of the relevant property on which there was interest paid in 2022.' is the reply I got from Revenue but I can't find that in any online docs/ FAQs - i.e the tying of the relief to same property. The mortgage amount remained the same (no increased mortgage debt on the move, did change lender). Has anyone made a successful mortgage interest relief claim after moving house?

You should be able to get pro-rata relief for the period you owned the house in 2023, assuming that interest amount is higher than you paid in 2022.
Since you changed house in 2023 you can't claim any relief on for this mortgage in 2024 or 2025. You neither owned the property on 31st December 2022 or paid interest on that mortgage in 2022 which are requirements for the tax relief.

Qualifying conditions

You may qualify for the Mortgage Interest Tax Credit if you had:

  • a qualifying loan in the years 2022 and 2023 or 2024 or 2025 or 2026
  • the interest on the qualifying loan increased from 2022 to the year(s) the claim is being made
  • and
  • on 31 December 2022, an outstanding loan balance of between €80,000 and €500,000.

Qualifying properties

You can only apply for the Mortgage Interest Tax Credit if the property was:

  • your principal private residence for 2022 and for the year(s) the claim is being made
  • the principal private residence of a dependent relative
  • or
  • the residence of a spouse which they used to attend their employment.
You cannot claim the Mortgage Interest Tax Credit if the property is not a qualifying property.
