Changing of Tenants..what to watch out for..

Hi... Looking to pull from landlords prev experiences here if possible.... Have two tenants sharing a property.....one is about to move out & another moving in to replace. I know I need to go check for damages, get new tenant details etc etc.... is there anything else I need to watch out/check for in order to avoid problems down the line?

Check for unpaid bills...especially ones with large gaps between billing (like bin tax).

Oh yeah...one other thing...

Got caught (stupidly) recently where tenants moved out and they had disconnected the phone as they all had mobiles. I checked the phone before they left but there was a dial tone so I didn't worry. Only when the new boys moved in did I discover that you could not dial.

Despite the phone having a dial tone, eircom want €120 plus 4 weeks wait.

Thanks Budgie..... how did you check the bills...did you contact each of the service providers etc etc in advance?
