Changing House Type New Home Once Contracts Signed

I am buying a new home in a new development where about 25 identical houses at the same price are being launched. The houses have not yet been constructed. If I sign contracts / exchange contracts on a house, will a developer entertain someone who wants to actually buy an identical but different house in the scheme (same price / orientation) when it comes to closing? I am well aware that technically / legally they can tell you to get lost. My question is are they generally willing to on a goodwill basis facilitate this, assuming an alternative house is available at the same price in the same phase / phase completing slightly later?

They might. It will be market driven.

If they've no buyers, they might. If they have buyers, they won't.

Bear in mind also that if you are not a cash buyer and getting a mortgage, the mortgage will be specific to the specific house so if you are changing the purchased property, you'll need a mortgage letter of offer for the changed property. Which will slow things up.
