CGT on sale of apartment

The apartment was purchased in 1996 and sold in 2017 - there is a gain. I know enhancement expenditure can be added to the purchase price to increase the cost however I have no receipts or receipts for the solicitor I used - can I include an estimate of what I spent? I don't want it to come back and bite me. Also for the most part it was rented out (it was my PPR for just 5 years in total). Thank you.
