The leaks sound a bit worrying, what did the sales people say? The key thing for me is the it is a decent apartment that I can put a booking deposit down on but will not be ready for at least 12 months.
I didn't ask the sales agents because a) I'm not looking to buy, and b) I don't like listening to their guff. The leaks were really bad, I honestly don't know why they allowed the show apartments to open that day, maybe they're desparate to shift them?? You should go out and have another look, esp if this weekend is wet... (although they may have patched them up - look at the ceilings, thats the giveaway sign)
I'm not sure what the reputation of the builders are, but as regards to the roof terrace on the 3 bed duplex, I thought of first year Geography class and the reason why the vast majority of buildings in Ireland have sloped roof's as opposed to flat roof's!
Another great reason why you should never buy an apartment in this country.
...because a roof has never blown off a house? Unless you are on the top floor, you can probably move back in immediately.

The roof, which appeared to be made from plywood and MDF, was ripped off one of the larger five-storey blocks in the complex.
