Can I let large shed at back of house?

Hi.. I'm considering purchasing a residential investment property that also happens to have a large shed (c.1000 sq ft) out back with a seperate side entrance. Could I let this seperately for storage or a to run a small business from? Has anyone sucessfully let in the similar situation? It's in the D12 area..
 
Yes - I don't see why not, lots of people rent garages etc. However, theere may be issues with commercial rates and you may have to pay some CGT when selling the property even if it is your PPR.
 
if someone is going to run a commercial operation from it you will definitly need plannign permission otherwise if anyone objects you will be in difficulty.
 
thanks guys.. I think I will try rent it for storage only. In due course I will (if I get it) be applying for planning for a kitchen extension so I could include and application for change of use for the shed at that time
