Buying land subject to planning

I have agreed to buy a couple of acres subject to receiving planning permission with favourable conditions (this was put in as I do not want to receive a residency clause). My circumstances have now changed and I do not want to go through with the transaction. A decision on planning is due in the next few weeks and my engineer is confident that permission will be granted. I know that if I recieve full planning I am legally obliged to purchase the land but I don't know what the situation is if I pull out at this stage. My solicitor has just gone away for 3 weeks so I cannot afford to wait for his return. Any advice would be greatly appreciated.
 
It depends on the wording but you might want to withdraw your application for planning now to protect yourself. Is there another solicitor in that office that could meet you?
