Buying from a receiver who will not grant usual easements as 'has no knowledge'. Our house (1A ) is a house built onto the side garden of an existing house (no 1 )in 2006. It's now an end of terrace on the corner of a public road.
Our solicitor has said if it's stand alone wrt pipes then no real issues.
However it looks from the plans on the council site to have A/j symbols to the side nearest the main road (not house no 1) linked to 2 manholes in the shared front garden of both houses that are linked to Fs drain and Sw drains.
A note on the plan reads 'builder to expose drains at start and joined proposed drainage into existing to make good'
Without easements what are the implications?
Our solicitor has a habit of dramatising everything so want to understand the issue independently of him. We can sign off apparently but could cost a lot to acquire easements in the future...
