Hi,

I am house hunting at the moment and came across a property which has been vacant for the last year - the owner passed away. Is there anything to look out for when viewing this property that might turn out to be a problem due to the property being vacant?

Thanks,
J

Well, apart from the obvious cosmetic issues like if it has been vandalised/occupied by teenagers or homeless etc. Other than that I can't think of anything off hand that would need to be looked into. Maybe double-check all heating plumbing etc hasn't been effected?

Probate does not have to be granted before a property is sold, We recently sold my late uncles house and the money is held with the solicitor until probate is granted.

Be careful-a friend of mine bought a house that was vacant (the owner was a Ward of Court), and the issues have surrounding the property have meant that he still has not taken possession nearly a year later. Not the same scenario-butI would tread carefully.
