Buying apt for student kids-most tax efficient way?

If you do go down this route and it seems to make some sense to me.

You will do so with assumptions on cost. If buying an apartment those assumptions can prove quite conservative if you dont check for the following.

Is fire cert in order?
Is the roof in good order
Is the sinking fund in a healthy state.
What is ratio of owner occupier to rental. High owner occupier is a good sign.

Had an apartment with fire cert issues that cost me many thousands to rectify
Thank you this are incredibly insightful questions that I’d never thought of!
Much appreciated!

Why are adults beyond sharing? I know plenty of people who house shared as adults.

Then there's economic reality; you're an adult but you're not financially independent so you take whatever accommodation is provided for you and you say thanks. That or, as @ClubMan suggests, take out
Beyond sharing a room, not a house

What is the likely hood of them remaining in Dublin post college? I’d consider this too.
This could be very important. They would potentially be your tenants, so if it suited you to keep the property then you hopefully have solid tenants with a route for them to leave eventually when you need to sell. Income would be taxable like anything else but you might find they care for the property very well, you might be happy to let them have a guest under rent a room etc. And might even buy it off you.

I am keeping a property for my children. However, one of my concern is that they might not be ready to leave when I need to sell.

Yes, very much a concern on my side……getting them out of home was an achievement in the first place!
