Buying and selling a house within a year

If you bought house and sold a house (for 300K) in 1 years time (for arguments sake we'll say the house is worth exactly the same amount in 12 months time & it is a second hand fully furnished house with no extra work required).

What would the typical cost be, I am talking about solicitors fees ... cost from the bank for terminating the mortgage etc

Do you already have a buyer? This would save on the auctioneer fee of 1-3%. Consider the fixed price conveyancing offer from [broken link removed] (or if you are in Cork we also run one) with regard to the legal fees. The HBHS people say a purchase and sale is likely to cost 3-3.5K.
Then you have the stamp duty etc.
