Buying a second property

Hi,

Im hoping someone can offer me advice. I am thinking about buying a second property and will think of letting it out but I am not sure. Are there any hints I could get as to how it will cost me as little as possible, eg best mortgage, seperate or not from current small mortgage, tax write offs against income, etc etc.

Any help would be appreciated.
