hi
we are looking to build a 2500 sq ft timber frame home
1.can anyone tell me who is cheapest timber frame company in limerick area
2.how much roughly should it cost(basic design)for timber frame
3.we have identified site .6 acre 80,000
4.what would builder charge to build foundation and finish rest of house incl roof slates,outeer masonry,landscap site...painting ,ceilings connect services etc....(except kitchen).
5 what would electrician cost,plumber etc etc

anyone got recomendations,,builders,timberframe companies

MBC timber frame, good product, good service and very competitive, you need to negoitate hard like any where else.

MBC also offer a turn key package, again, you need to push hard when agreeing a price.

fwiw, if you go for the cheapest, that's what you'll get - the cheapest. You need to introduce some measure of quality/performance into the mix.
 
a friend of mine got a 3000sq ft house built for 180,000. to a builders finish. Is a good quality finish to the house...and this was about 1.5 years ago.... can you get cheaper than this these days ?
 
used company from the north called Kilbroney. very competitive with price for standard of product and withsterling even more so now. i can pm you details if you would like

Currently building a 1000 sq ft extension in Structured insulated Panels (SIP) - an upgrade on standard timber frame with better insulation. The timber frame company are providing the structural walls, internal walls, roof, windows, internal and external doors, stairs and skirting. They are exactly 50% of the cost of bringing the house to a "builders finish". Contractor is charging the other 50% to dig and lay foundations, pour floors, tile the roof and carry out plumbing and electrics.
