Would anyone know what size extension i'd be allowed to build without seeking planning permission?
was planning on building a conservatory, Clare area.

Clare planning department wont answer there phone!!

went through this just last year with clare council,so if it hasnt changed since then,,,your extension has to be to the rear of the house..

the original floor area of the house is not increased by more than 40 square metres,this includes any previous extension.

be at least 2met from any boundary

for terraced or semi-detached houses, the floor area of any extension can not exceed 12 square metres, this includes any previous extensions as well.

any extension does not exceed the height of the house;

any extension does not reduce the area of private open space, to less than 25 square metres.

like yourself i havent been able to get through to them either........
 
Slightly different.
A ground floor extension must be more than 1 metre from a party boundary to incorporate a window.
First floor extensions have to be no less than 2 metres from a party boundary.
Total extension to the house can be 40 sq m regardless of whether it be terraced, semi or detached. The difference is in the amount of area above ground level which is limited to 12 sqm for a terraced/ semi-detached house and 20 sqm for a detached house. This is all remembering that total extension to the house is cumulative and that 25 sqm must be maintained as private open space.
