Boundary Query

Wondering if anyone could help on this.
We're first time buyers so not sure on how this works.

We're in the process of buying a house with a small bit of land attached (1.5ac)
The boundary between the land and the neighbour has a discrepancy.
Our solicitor has sent a query to the vendors solicitor as part of pre contract queries.
On the land registry has the below. Vendor land in red. Building you can see belongs to neighbour. But the land registry has it that it juts out another few feet.

By my calculation it's no more than about 4ft x 4ft. The neighbour can't actually access this land, unless he knocked a hole in the side of the building there.
We couldn't care less about it, but because we are getting a mortgage it needs to be a 'clean title'.
The neighbour is a man in his 90's and won't deal with anyone and is best left alone and for certain would not agree to a rectification.

What we were wondering, is if the vendor fenced off this area, would this solve our issue?
Or is the issue a difference between land registry and some other map that we don't know about?

Any help would be appreciated
