We are about to sell a property which has one legal title, one property tax, one front door but sub divided onto 3 apartments each with their own esb metre and cannot be sold separately
The Ber assessor has indicated that in this instance we need 3 ber certs ( one for each apartment).
Has anybody selling a multi unit property come across this .
I am also wondering how
this works when selling this house as it is possible that each apartment will have a different BER rating. Any thoughts

The system uses the MPRN as the unique identifier, so BER certs must correspond to a single electricity meter. I presume there isn't a separate meter covering the common areas that could be used?

Thanks Leo.
That possibly explains it.
Unfortunately there isn't. So I guess we go with 3 ber certs . Not sure then if they sre not similar which one to use for sake. Although it probably makes little or no difference
