Attic Conversion & Certification

I am thinking of getting an attic conversion done on my home. Its a new house, brick construction and has a truss roof ie it needs structural steel beams as part of the conversion. My question is that if I sell the house in the future, will an architects certificate of completion suffice, or do buyers of houses with converted attics look for an engineers cert?

I notice that most attic conversion companies offer an architects cert of completion and not engineers certification. I know all the stuff about not usable as "habitable space" etc..!- I'm asking what do house buyers / estate agents look for?
 
We went through a purchase recently and there was a converted attic. There was no requirement for planning permission but we were advised by our surveyor to get compliance documentation certifying exemption from planning and compliance with building regulations. The vendor got a document from their architect and it was acceptable.
