Are tiles Fixtures & Fittings re tax on rental income?

Sorry to ask what must be very boring for many posters but I have searched to check if the question is answered already. I bought a brand new house which I fitted out - tiles, fireplace, timber floors, wardrobes, shower doors and so on. I understand that I can claim 12.5% over 8 years wear and tear on furniture and appliances etc. I gather that painting pre-letting the first time is not an allowable expense but can I claim 12.5% on the other "fit-out" items.

What about the central heating system/boiler, can I do an estimate for this? As it was all new this wouldn't be difficult. Hope you don't mind too much!!

Firstly, what is allowable for capital allowances are "Furniture & Fittings", not "Fixtures & Fittings". Secondly, are the tiles, fireplace etc easily removable from the house and is the house useable without them? This should answer your question for you.
