The property price register is nothing to do with estate agents - it is compiled from the stamp duty returns filed by solicitors.
Is it perhaps the case that the sales you have been looking for haven't closed yet? Stamp duty is payable within 6 weeks of closing date so maybe need to wait a bit longer.
Also may be that the addresses are different to what you are looking for (eg mis-spellings or as gaeilge)
