are 100 % buy to let mortages available

This may be a naive question,but we've all got to start somewhere.Do any of the irish banks give 100 per cent loans for property investment ? If so which does the best deal.

you can get 100% + but only if you have other investment property you can cross secure the loan against. you cannot secure an investment against your own home but might be able to get a seperate equity release on it and combine that with a 75-85% mortgage on the investment to make it up to 100%

is this the same in all cases ?
for instance, if a person (me) has a 25% mortgage on a 400,000 PPR
would that satisfy a bank to lend 100% towards an investment property
of say, 250,000 euros.

The equity release & 75% mortgage option would seem to be a bad deal tax wise.
