Anyone have a rough guide on Architect fees?
I am looking at doing an extension which will cost roughly 70k, and the architect is charging a sliding scale based on building costs - 14% of costs up to 64k, and 12% above this. The work seems to include 4 stages, namely (1) initial basic design, (2) more detailed design to enable planning application and receipt of planning permission (3) Further detailed design and tendering of building to contractors and (4) monitoring the build work. The fees seem to be payable in instalments as each stage is completed. Does this sound reasonable?
Also, time period from today to end of build work is estimated at roughly 10mths, being 1mth for planning application, another 3mths for receipt of planning, another month to get a builder, 2 more until he's ready to work, and 3 mth build period. Anyone any experience of something similar?
