Have just got info from my broker to say 'contents and internal damage cover also covers public liability' and is a 'must-have' for buy-to-lets.

Said insurance companies must be informed if property is buy-to-let, holiday home, temporary residence or Residential Investment Property.
Told me they are all treated differently (by the insurance Company) in the event of a claim.

The insurance Company must be informed when the place becomes vacant; and when it is subsequently re-occupied.
Failure to notify entails nullification of claim or insurance.

My tenant left without telling me. Found out after place was set on fire a few days later. Insurers claimed I didn't tell them. My defence: I didn't know. Ignorance of fact is no defence was their argument.
Court job. I won because of excellent, specialist solicitor.

WARNING: Not all insurance policies are same. Some let you notify within 7 days of vacancy; others have 30 days.
