Anyone ever sell their home themselves

House been sold as part of divorce settlement 50% each.
Just wondering, has anyone ever sold their home without using Estate Agent, I have a solicitor to do the legal part.
What advice you give, also looking at the new online bidding that DAFT.ie now have.
How many times a week did you e.g. as it Winter on a Saturday for 30 MIns?

NB: We have ballpark of previous houses that sold which had 1 less room downstairs. There is possibility that I could buy ex out but that depends on price.

Hard to really know the price to agree on, EG price Range can be 420-500K, we are thinking if top price was eg 450K or less then I could afford to buy her out, we agree then to take house of the market. If more than 450K then we sell.

Not ideal on people bidding if it did not reach over 450K but we don't have another option.

But given that it's part of a divorce, it would be a lot cleaner to give it to an estate agent which you both agree upon.

And tell the estate agent upfront, that if the price does not exceed €450k, you will buy it.

Agree with Brendan, use an agent.

There are likely multiple plates spinning many stressors going on in one or both your lives right now. Lots of assumptions in that statement I know, please excuse me, but for most people I know who have been in a divorce situation this is a time which requires people to keep things as simple as possible. Selling a house yourself will be 1) new territory and 2) time consuming, if not 3) stressful in its own right; and thus adding complexity!

Because you will buy at 450k, you can afford to instruct agent to be aggressive on asking price. It is up to you whether you reveal the divorce situation, your bottom line and plan b etc- you want them to strive for 500k not 455k after all.

Fwiw, I toyed with managing a sale myself recently. It feels like in this market houses sell themselves after all. In the end I went with the agent asking the highest fee. Having seen the process recently - an agent saves hours and hours of filtering and dealing with phone calls, and all the emotion and hesitation that goes with big house moves for bidders, and for that I believe agents are worth it, I’d probably not bother with going for a higher fee agent though!! As an aside, and agent in some countries like Portugal is 4 or 5%. The 1 to 1.25% in most of Ireland looks very reasonable (something in Ireland we don’t get ripped off for!)

EA fees are not at all high in Ireland and it sends a credible signal to buyers that you are serious about selling. If I was a buyer I'd be suspicious about someone without an EA as they would seem to be less serious about selling. I might not bid as much, or at all.

The old phrase "a man representing himself in court has a fool for a client" springs to mind.

As a test try selling a household item on somewhere like facebook marketplace and see how many pointless and timewasting messages you get.

Its your largest asset, don't be penny wise and pound foolish.

I would second this. I was all set to go down this route as the thought of paying EA fees for doing so little didn't sit well with me. However, in the end, its kind of like buying a car from a dealership or from an ad in Done deal, the only reason you would buy on Done Deal is if you feel you are getting a bargain. You will automatically alienate a number of potential buyers who will only deal with reputable estate agents (sad but true), and this will have a serious knock on effect on bidding and the eventual the price you get, much more than the 1% estate agent fees for sure.

Being an estate agent is not a high brain power career. They are still professionals and know something about getting the highest bids out of people. I wouldn't trust myself to get the bidding to a place no worse than 98.8% of what an estate agent would.

However a friend of mine sold her house using offr.io and was very happy. Basically my friend handled the viewings and offr.io handled the bidding. The house was a pretty standard product in an estate though and the market was very liquid, essentially she was selling a commodity.

For less usual properties an estate agent can add value.

Only Estate Agents can enter listings on Myhome.ie - think this is the primary site people browse when searching for a home. Agents have contact details for prospective buyers and are a lot more in tune with the market. I think it would be a tough task to manage a sale.

Yes I have done this & bought privately too. I've also bought & sold with an estate agent before the private sale/purchase...they're a mixed bag & you can usually tell from their websites and the photos they use...some are very good at their job, others just know a house will sell so dont put a lot of effort into it!

How much did the selling fee cost you?

Go with auctioneera about 2 grand including vat

Do you need a friendly ear?

Going to go with Auctioneera As they have a set fee of E1799 + Vat. will save around E3,400 in fees as all the rest seem to be 1%
