EA fees are not at all high in Ireland and it sends a credible signal to buyers that you are serious about selling. If I was a buyer I'd be suspicious about someone without an EA as they would seem to be less serious about selling. I might not bid as much, or at all.The 1 to 1.25% in most of Ireland looks very reasonable (something in Ireland we don’t get ripped off for!)
I would second this. I was all set to go down this route as the thought of paying EA fees for doing so little didn't sit well with me. However, in the end, its kind of like buying a car from a dealership or from an ad in Done deal, the only reason you would buy on Done Deal is if you feel you are getting a bargain. You will automatically alienate a number of potential buyers who will only deal with reputable estate agents (sad but true), and this will have a serious knock on effect on bidding and the eventual the price you get, much more than the 1% estate agent fees for sure.EA fees are not at all high in Ireland and it sends a credible signal to buyers that you are serious about selling. How much did the selling fee cost you?Being an estate agent is not a high brain power career. They are still professionals and know something about getting the highest bids out of people. I wouldn't trust myself to get the bidding to a place no worse than 98.8% of what an estate agent would.
However a friend of mine sold her house using offr.io and was very happy. Basically my friend handled the viewings and offr.io handled the bidding. The house was a pretty standard product in an estate though and the market was very liquid, essentially she was selling a commodity.
For less usual properties an estate agent can add value.
Do you need a friendly ear?There’s an old saying, penny wise, pound foolish. Use specialists. I’d go as far to say that anyone selling their own property is a hybrid of a megalomaniac and a fool.
